From Your Board of Trustees
The Board knows that association members are restless, and some may even be frustrated given the critical responsibilities and decisions in front of us all, from finishing the upper-deck legal saga to locking in a solution to maintenance dredging and managing reserve funds, all while handling day-to-day upkeep. We’re tackling each item carefully, putting safety and compliance first, and squeezing every assessment dollar to stretch as far as it’ll go. Progress can feel slow, but each small step moves us toward a sturdier, prouder community. Thanks for sticking together and exhibiting trust in this process. We’re confident we’ll keep Lighthouse Point moving in a positive direction.
1. Personnel & On-Site Operations
Dockmaster – Jack
Returned to duty on 4/1 and continues to handle spring start-up responsibilities and maintenance.
Seasonal Dock Hand – JT
Back for the 2025 season to support daily dock and grounds operations.
Contract Services – Russ
Not rehired full-time, but available on an independent contractor basis for specialty projects.
2. Projects & Infrastructure
Upper Deck – Engineering & Litigation
The Hyland Group will be on-site to provide a final report by mid-June.
Findings will guide both litigation strategy and completion plan.
State-Required Reserve Study
Will begin as soon as the Hyland report is issued.
A November 2024 preliminary review will serve as a baseline.
Dredge Permit
Water’s Edge LLC is finalizing permit updates and securing a 10-year Army Corps extension.
Dredging cannot start before September 2025; schedule to follow once permits are complete.
HVAC Repairs
Contract awarded; work begins in May to replace air and heat in the clubhouse and the bathrooms.
Upper Deck – Temporary Railing
Replace with existing materials - installation slated for May.
A permanent solution will only be prudent following litigation and reserve-fund planning settlement.
3. Financial Snapshot & Assessments
Financial Reports
Monthly reports are posted to the associations Members Portal section on or about the 3rd week of each month. Please review the March report to better understand the associations current assets.
Q2 Assessments
Due April 15; late after April 30 per the Uniform Collection Policy.
Avoid fees by enrolling in ACH draft through PMC (form online or contact PMC directly).
Delinquencies
Arrears continue to decline overall; a few significant accounts have progressed to lien and pending 180-day late foreclosure actions in May.
Slip D23 Sale
Closing stalled due to a deed defect; legal counsel is clearing the issue.
A new blind-bidding round will open once the title is fully cleared.
4. Insurance & Lease Compliance
Required Action
Send updated vessel insurance certificates and rental lease documents to dockmaster@lhpmarina.org.
5. Governance & Meetings
Saturday, May 18 @ 10 AM – Clubhouse (in-person).
Agenda: financial review, project updates, owner Q&A.
6. Community & Events
Summer Social Volunteers Needed
Interested in hosting a marina gathering in June or July?
Email trustees@lhpmarina.org to join the planning crew (potluck, grill-out, dock stroll, your choice!).

Storm Prep: Inspect lines, fenders, and shore-power cords before early-season squalls.
Keep Fingers Clear: Minimize clutter on and around your vessel
Dock Carts: Return carts promptly to the storage area for shared use.
