Community Highlights
July 4 Community BBQ
- More than 100 owners mingled from 6 PM to 8:30 PM, with a great turnout and even better company.
- A 50/50 raffle raised $210 toward new pool furniture.
- Shout-outs to Steve McEntee and his daughter for donating DJ services and the ice-cream truck, and to every volunteer who handled setup, breakdown, and cleanup.
- The Events Committee is already brainstorming another gathering. Stay tuned!
Financial Snapshot & Assessments
May Financials are available in the Members Portal; July statements will follow before the next meeting.
Quarterly Invoices for common expense assessments are due July 15; payments received after July 30 incur a $100 monthly fine per the Uniform Collection Policy. Enroll in ACH drafts through PMC to avoid late fees (form and PMC contacts under “Trustees & Staff” on the website).
Safety & Security Updates
- New Door Code: All clubhouse & pool-house keypads now use the new code (Shared via E-mail). Old codes are deactivated.
- Pool Access Bracelets: Custom 2025 silicone bracelets are available for authorized access to the pool area. Request yours from Secretary James Mangan or our volunteer Elaine on B-Dock.
- Pool Gate Upgrade: A new coded gate will be installed within the next 10 to 14 days to enhance security.
Projects & Infrastructure
Upper-Deck Railing
- The independent contractor is installing and painting the pipe railing; weather delays slowed progress, but completion is near.
- Work beyond the steps and up to the restaurant will follow minor ramp-support repairs.
Engineering & Litigation Support
- Professional engineer Lockatong was engaged to audit prior deck work (Dreams Come True) and serve as an expert witness.
- This partnership keeps the long-term repair plan moving even while litigation proceeds.
Dredging
- Permits are in the final approval stage with the Army Corps.
- Contractor Scarborough is on standby to start maintenance dredging this fall, focusing first on humps at fairway entrances.
- Regular boat traffic is already helping scour fairways, and we’re optimistic for deeper water once targeted dredging begins.
Amenities Round-Up
Clubhouse Upgrades: New HVAC, donated furniture, an energy-efficient refrigerator, and Roku/YouTube TV have made the space a popular cool-down spot, remote work space, and a great way to watch the Phillies. Remember to tidy up after use so that everyone enjoys a clean and comfortable environment.
Governance & Meetings
- Next Board Meeting: Sunday, July 20 @ 10 AM, Clubhouse (in-person).
- We’ll also attempt a live Zoom stream using our new A/V gear.
- July Financials and meeting packet will be posted in the Members Portal ahead of the session.
Quick July Reminders
- Check Your Bilges: Heat waves can stress pumps and batteries.
- Pump-outs: Our dockhand, JT, performs routine weekly pump-outs on Sunday morning. If you are underway at that time or need an off-cycle pumpout, do not hesitate to request it from the staff.
- Return Dock Carts: Please park carts in the designated area after use.
- Report Concerns: If you notice something that requires attention, please contact the Dock Master or the Board of Trustees; email is always a good option.
- Staff Weekly Schedules: The Dockmaster is on duty each Sunday, Monday, Tuesday, Thursday, and Friday. JT is on every Sunday and as needed on other days.
